The Property Management Department was started in 2005 and affiliated with Coldwell Banker Real Estate Group in 2017. We pride ourselves on being leaders in our local real estate market and the property management community. For the last 15 years, we have been active members of the community and stay current on the latest property management industry trends. We look forward to serving your investment and rental needs!

Sarah DuBois» Property Manager

As a business owner in the Fox Valley for over 17 years, Sarah has a solid grasp on all aspects of customer service. Sarah and her husband, Don, own businesses in Appleton, Oshkosh, and Fond du Lac. Additionally, she has spent the last 7 years in real estate investment including property acquisition, remodels, rentals and sales. She is a licensed Real Estate Agent and loves working with owners to find properties that can bring a great return on their investment. She also enjoys showing properties to tenants in search of a new home. Sarah understands the value of an excellent property management team for our owners and tenants alike. Her main goal is to build strong working relationships with clients and customers.

Her abilities to communicate effectively, problem solve and act decisively in a fast-paced environment while maintaining a positive, team player attitude make her an excellent intermediary for landlords and tenants.

Serving as the main point of contact for clients and customers and ensuring a high level of support and service with their questions and concerns. She is well versed in customer service for both our owners and tenants. She also demonstrates a high level of knowledge of the current rental market and is a proven matchmaker in placing tenants in rentals that meet their needs and budget requirements, while recognizing the value of capitalizing on our owners’ investments.
Julie Elmer » Assistant Property Manager

Julie brings extensive knowledge to the department from working in several different divisions of real estate. Julie has a hand in just about every aspect of the property management department. She drafts the leases and all other documents associated with our rentals. When clients and customers have a question, Julie has the answer. She is efficient, hardworking, and understands the importance of deadlines in business. Julie is also a licensed Real Estate Agent and is always happy to walk a customer through their new home! She knows all of our properties inside and out! The owners and tenants not only trust her, but love working with her. She is an incredible asset to the team and will be the first one we clone, as soon as science catches up.
Troy Carter » Maintenance Manager

Troy is our Maintenance Manager and has over 25 years of service experience in the home remodel and maintenance industry. His goal is to provide a very efficient and thorough method of handling all maintenance issues no matter how large. He takes great pride in making sure your maintenance issues are his problem until they are resolved. His project management skills are unsurpassed. He works closely with the vendors, assigning them to provide our clients with the best possible results at a fair price. Troy has built strong working relationships developed from many years of working with reliable, licensed and insured vendors. He is a trusted and invaluable asset to our department. Outside of his dependable work ethic, he brings a sense of humor and down-to-earth demeanor that our clients and customers have come to love.
Luanne Gumieny » Administrative Assistant

As a licensed Real Estate Agent, Luanne brings over 25 years of Real Estate and Customer Service experience. She is able to develop productive relationships with staff, clients and tenants as well as help troubleshoot any concerns they might have. She is also involved in most of the day to day operations of the department. When you stop by our John St. office, Luanne will be the first face that you see! She goes above and beyond to assist our clients and customers. If she doesn’t have the answer, she will find it! Outside of work she likes to camp, kayak, run, train for marathons and spend time with family.
Peggy Maier » Office Facilities Manager

Peggy has been a licensed Realtor in Illinois since 1993 and served as Administrative Support for Coldwell Banker Property Management in the early 2000s. She has had many important roles in our company working in the Title department and as the Director of Concierge Services. Her current role is extremely valuable to Coldwell Banker Property Management as she serves as the Office Facilities Manager assisting with 64 offices, spanning 4 states.

Peggy’s responsibilities include: Day to day management and monitoring of budget implementation for the Asset Recovery/ REO and Purchasing divisions. Office and Janitorial supply orders. Database Management and Clerical support for multiple divisions including but not limited to: Property Management, Agent Referral , Accounting. Also regular administrative interaction with multiple service providers in IL, WI and MI including US Postal, UPS, FedEx, utility service providers and various branches of municipal, county, and state government and federal agencies.

Peggy is a two time National Award Winner for Concierge Services Customer Service Excellence. She is a wealth of Industry knowledge and we are fortunate to have her on our team!
